Zoning Board of Appeals · Meeting of March 23, 2026

Dennis Zoning Board of Appeals approves 14 Special Permits and variances at March 23 hearing. The board unanimously backed demolition-reconstruction projects at 47 Judith Ann Road, 149 Old Wharf Road, 42 South Village Road, and 10 Flakeyard Road, along with smaller additions and a multi-unit residential conversion at 255 Lower County Road featuring one deed-restricted affordable unit. All approvals carried strict conditions for stormwater management, dark-sky lighting, and construction-period noise controls.

After heated debate over summer-season work restrictions, the board voted 4-1-0 to modify construction timelines at 23 Stephen Phillips Road, with Board Alternate Sharon Machuga dissenting. Two applications were continued to April 27 and one deck proposal withdrawn.
